WHY SHOULD I USE A LETTING AGENT RATHER THAN LET MYSELF?

WILL MY TENANT BE FULLY VETTED?
In general, each tenant is required to provide personal details which re passed on to a credit referencing company. Occasionally, there are exceptions with non-UK registered applicants where our years of experience are required to assess the tenant’s suitability.
DO 1ST CLASS LETS HOLD A SECURITY DEPOSIT?
Normally we take the equvilant of 5 weeks rent as a security deposit. This is only returned to the tenant once our property manager has inspected the property for any damages or discrepancies and when we are satisfied that all accounts have been paid in full.
WILL AN INVENTORY BE TAKEN?
Our property manager will take a full inventory of your property’s contents, together with a note of the conditions of the décor prior to commencement of the lease.
WILL MY PROPERTY BE INSPECTED?
Our property manager will conduct routine inspections of your property against the initial inventory taken and will address and damages or discrepencies.
WHO WILL DO THE VIEWINGS FOR MY PROPERTY?
We have experienced viewing agents who will conduct all our viewings until the property is let.
HOW WILL 1ST CLASS LETS MARKET MY PROPERTY?
We use a vast variety of websites to market your property inc S1Homes, Citylets, Rightmove, Propertyfinder, fish4homes and many more.
DO I HAVE ANY LEGAL OBLIGATIONS AS A LANDLORD?
As a landlord you must obtain a Gas Safety Certificate by a Corgi registered plumber before a tenant can move into your property and must be updated annually.
We also recommend that you carry out a electrical PAT test carried out occasionally.
DO I CONTACT THE UTILITY SUPPLIERS?
No, we will advise Gas and Electricity companies of metre readings along with the new tenant details.
DO I HAVE ANYOTHER FINANCIAL OBLIGATIONS?
Apart from keeping up your mortgage payments and insurance premiums you will be responsible to pay your factoring charges if applicable.
DO I NEED INSURANCES?
Yes, you are responsible for organising buildings insurance and if the property is furnished we advise that you organise landlord’s contents insurance. Our property manager can offer help and advice with this.
