WHAT IS REQUIRED TO RESERVE A PROPERTY?
Once you have viewed and choosen the property of your choice we require £100.00 holding deposit. This will reserve the property for one week and is non-returnable. Within this time we will proceed to carry out credit and reference checks on the prospective tenant. Please note it is your responsibility as the tenant to ensure your employer completes the reference within the specified time period. Should you fail to pass your reference checks for whatever reason, we require either a guarantor to be referenced or six months’ rent in advance.

WILL I NEED TO PAY A SECURITY DEPOSIT?

All security deposits will be returned as quickly as possible. Before any security deposits will be forwarded all keys must be returned, proof of payment of all utility and council tax bills must be provided i.e. receipts, and a corresponding address must be provided Security deposits will be sent to the corresponding address and cannot be issued by cash or within the office. The standard charge for cleaning along with any other charges will be deducted before the cheque is sent. The deposit will be retuned to the first named tenant on the lease.

DO I NEED INSURANCE?

As stated within the lease all tenants must have contents insurance which will cover them for accidental damage to the landlord’s belongings. Proof of this must be provided at, or before, the time the lease is signed. If this is not done the prospective tenants must complete and pay for insurance provided through Citrus Residentials.

HOW LONG WILL MY LEASE LAST?

Initially our lease term is either 6 or 12 months, however 2 months prior to your lease coming to an end a member of staff will contact you to find out if you wish to extend or vacate your property and the end of your lease.
